Services Administration (GSA) is interested in leasing approximately
26,100 square feet of rentable space to yield 22,675 -- 22,700 BOMA
usable square feet of space. Occupancy date will not be later than
January 1, 2002. Lease term: 10 years firm. Space must be located in
the following delineated area: Beginning at the intersection of
Cumberland Street and Arkansas River; proceed South on Cumberland
Street to I-630; West on I-630 to Union Pacific Railroad line; follow
rail line north to Cantrell Road; West on Cantrell to Rebsamen Park
Road; Rebsamen Park Road to Riverdale Road; Riverdale Road to Arkansas
River; and Arkansas River to Cumberland Street. Preference will be
given for space contiguous on one floor. Offers for space on more than
2 floors is not acceptable. If two floors of contiguous space are
offered, private access between floors must be provided. Space offered
must have potential for efficient layout, e.g., columns must be at
least 20 feet apart center to center and should not exceed a length to
width ration of 3:1 or be "U" or "L" shaped. No atriums or other areas
interrupting contiguous space; no extremely long narrow runs of space;
no irregular space configurations or other unusual building features
adversely affecting usage will be considered. The Government requires
a fully serviced lease with 15 assigned parking spaces and 48
additional parking spaces within 300 feet of the building. Posted
