Complex includes 45 lodging rooms, lodge administration, Reserves administration, and dining facility within a multi-story structure. Construction includes brick veneer, standing seam metal roof, aluminum clad double hung windows, and kitchen equipment installation. Construction shall be complete with required utilities, storm drainage, communications, electric, HVAC, fire protection, walks, curbs & gutters, parking, access drive, exterior lighting, landscaping, grading, and demolition of one existing building. Also included is an additional 3 lodging rooms as option #1, and an additional 6 lodging rooms as option #2. This is a Request for Proposal and offers will be evaluated on the following technical basis, in order of importance: 1. Experience, 2. Technical Approach, 3. Price Proposal, 4. Project Management, 5. Subcontracting Plan. The Price Proposal will be submitted under a separate cover. The contract period will be 660 days, including options.
