Qualification Statements from construction companies wishing to become
Prequalified for award of a fixed price contract under solicitation
number 512542-00-A-0007. The project is for Major Renovations of an
approximately 600,000-sq. ft. Processing and Distribution Center
located 10700 27th Avenue S, Seattle, WA 98168-1899. The following is
a general scope of work for this major renovation project; The
objective of this project is to correct deficiencies, replacement
and/or upgrade the following: Roof System -- membrane, skylights, roof
loads, insulation, Structural and Seismic upgrades, Heating,
Ventilating and Air Conditioning -- boilers, chillers, piping, air
handlers, ducting, controls and relocation of central mechanical room,
Site Issues -- access, employee parking, seal coating, striping, fire
line improvements, storm water detention, road improvements, signal
installation, and security access controls, Electrical Distribution --
testing, switchgear expansion, electrical distribution, safety
upgrades to panels, Dock Improvements -- dock doors, levelers, seals,
lights and recycling area, provide maintenance access elevated platform
for equipment service, and Miscellaneous -- Replace walljoints;
Sanitary sewer repairs; Reconnect grease inceptors; Life safety
upgrades. Total period of performance allowed for construction will be
500 calendar days from Notice to Proceed. The estimated cost range for
this project is between $35,000,000 and $45,000,000. Prequalification
is a competitive process. The Postal Service is interested in selecting
the most qualified contractors utilizing the information provided in
the Qualification Statement. Meeting the minimum requirements
established in the Qualification Statement will not guarantee
prequalification. Only those contractors that provide superior
Experience/Performance and Capabilities can achieve the maximum number
of points. It is those contractors who can attain "Most Qualified"
status and become Prequalified. Some of the minimum requirements to
become prequalified (see prequalification package for complete
requirements) are; the company must be financially capable; have five
(5) years experience as a construction contractor, two (2) comparable
major renovation construction projects completed or in progress during
the past five (5) years. For this project, comparable projects are
defined for the purpose of this prequalification as major renovation of
light industrial used for processing and distribution (preferably
occupied buildings with 24 hours a day, 7 days a week operations) with
a minimum of 250,000 square feet in size and construction cost of $20
million or more. The Postal Service intends to issue Request for
Proposals (RFP) to the "prequalified" contractors only. Qualification
