U.S. Government is seeking to lease approximately 31,000 rentable
square feet of Class A office and related space along with 20 garage
parking spaces and 90 surface spaces within 2 blocks of the offered
building for U.S. Food and Drug Administration (FDA). Space should
yield approximately 28,365 ANSI/BOMA usable square feet. The building
must have a loading dock and dedicated freight elevator. The Government
reserves the right to determine minimum acceptable floor plate size and
column spacing. By occupancy, building must meet GSA Asbestos criteria,
GSA Life and Fire Safety Standards, and Americans with Disabilities Act
(ADA) requirements. All services, supplies, utilities, and tenant
improvements must be provided in consideration of rental to be paid.
Unique Requirement (optional): Section 2 of EO 13006 requires that in
filling their space needs, federal agencies give first consideration to
locations in a specifically prescribed hierarchy as follows: _ Historic
properties within historic districts _ Sites within historic districts
(whether developed or undeveloped) _ Historic properties outside of
historic districts Location/Delineated Area: Offered properties must be
located in an area bound on the south beginning at the intersection of
I30 and I35E, northward along I35E to I635. Eastward on I635 to
Ferguson Road, then south and west to I30 and back to the beginning.
Any location north and east of I635 that is entirely within Dallas City
limits is also eligible for consideration. Lease Term: The Government
desires a 10 year term with the Government having termination rights
after the 5th year of occupancy. Desired Occupancy Date: Occupancy is
required no later than March 31, 2001. Written Expressions of Interest
should include the following: 1. Building name and address 2. Rentable
square feet and rentable rate per square foot 3. Common Area Factor for
available space by floor on a single and multiple tenancy basis 4.
Offeror_s name, address, phone number 5. Responses by other than the
property owner must include written permission of the owner to offer
the space. A market survey will be scheduled in early to mid-September
