Description
Seeks Sources for Leased Office Space In the Central Washington Business District. Requirement: The United States Government is seeking to lease approximately 104,700 to 108,600 BOMA rentable square (rsf) of office and related space to replace an expiring lease. BOMA rentable space must yield approximately 97,000 to 98,000 BOMA usable square feet (usf) available for use by tenant for personal furnishings and equipment. Unique Requirements: Government requires that the site offered must be fully compliant with all ADA standards. Occupancy is to be distributed over no more than 3 contiguous floors. Floor load capacity must be at least 100 psf. Tenant must have unrestricted access to a loading dock and service elevator including during business hours. Public/commercial parking for at least 150 employees and visitors must be within 2 blocks. Delineated Areas: Within the downtown Washington, DC Central Employment Area (CEA). Site must be within 2 blocks of a Metro rail stop. Lease Term: One five -- (5) year firm term, with one five -- (5) year renewal option. Facility to be available for occupancy by September 24, 2001.
