Description
The United States Government is interested in obtaining an assignable, no cost option to purchase proerty or donation of a site containing a minimum of 3.5 acres to accommodate the following: *A required 100 foot setback from the street right-of-way on all sides of the building; a minimum building floor plate of 25,000 BOMA usable sq. ft.; code required handicapped parking; 140 additional inside/secured parking spaces; 13 outside public spaces; two separate means of direct vehicular access to a through street(s); pedestrian access into the building from street/sidewalk. The site must be located within a conforming office development setting that would provide a modern design with prestigious appearance in a campus like atmosphere. The site must be located within the Central Business District of Birmingham, Alabama. A narrative description of the CBD can be obtained upon request. In the event no suitable sites are located, the alternate delineated area will be: NORTH BY: West Valley Ave., continuing along Beacon Pkwy, continuing to Valley Ave.; EAST BY: Montgomery Hwy., continuing along Robins Dr., continuing along Route 280; SOUTH BY: Route 149, continuing along South Lakeshore, continuing along Lakeshore Pkwy., continuing along Old Oxmoor Rd., continuing along Wenonah Oxmoor Rd., continuing along Lakeshore Pkwy.; WEST BY: Industrial Dr. Any sitein this alternate area must be within the City of Birmingham to be considered. Areas within other city jurisdictions are specifically excluded. Sites fronting directly on the perimeter of the delineated area will be considered, if the above criteria is met. Expressions of interest must include the following: 1. Location map; address; Site Plan with size; legal description; prominent features; existing structures; and demonstrate above requirement will fit. 2. Land cost, including annual amortization rate. Offerors may submit their own proposals. Proposals submitted by agents must be accompanied by documentary evidence of the agent's authority to make such offers. Options must remain open until February 28, 2001, due to selection process. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiations, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this ad. Upon selection of the site, GSA will be competing for a developer to construct an office building of approx. 102,084 BOMA rentable square feet of office space.
