Description
Requirement: The U.S. Government is seeking to lease approximately 12,647 rentable square feet yielding a range of 10,997 to 11,547 usable square feet of contiguous office and related space in Corbin, Kentucky. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Location: Consideration will be given to space in the Central Business District (CBD) of Corbin. The CBD is bounded by the following: All of C1 (Commercial) Zoning Area -- There are two sections of C-1 Zoned Properties. The North-east section runs up Master Street beginning at Christian Ave. the end of C-2 and runs to Hwy 25E (Cumberland Gap Pkwy). The South South-West section begins at the end of C-2 at 9th Street and runs along 25W to the area around I-75 Exit 25 and from the intersection of 25W and Hwy 26 to 23rd Street. All of C2 (Central Business District) Zoning Area -- A general outline of the C-2 Zoned property in Corbin would begin on the north end at the Laurel/Whitley County Line running south with Hwy 25W to around 9th Street in the South. It would include the approximate area starting between Poplar Ave. and Kentucky Ave. on the west to the CSX rail yard on the East side, and a portion of Master Street and E. Center Street (now known as Roy Kidd Ave.) and Christian Ave. on the East side. Required: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Parking for approximately 70 parking spaces are required within 14 mile radius from the offered site. Space must be ready for occupancy no later than June 1, 2001 or sooner. Lease Term: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
