Description
SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration is seeking to lease office and related space consisting of approximately 92,000 square feet of rentable space. Rentable space must yield 80,000 to 84,000 occupiable square feet of contiguous space, together with 100 reserved parking spaces available for use by Tenant for personnel, furnishings, and equipment. Additionally, the offered building must be within 3 blocks of public transportation and 15 minutes commute by automobile to a military base with dining facility. Location: The building offered must be located within the following boundaries, with a preference for space located within the Central Business Area of San Diego, CA. The boundaries are as follows: WEST: Harbor Drive to Pacific Hwy.; to Barnett Avenue to Lytton Street to Nimitz Blvd.; NORTH: Nimitz Blvd. to Sunset Cliffs Blvd. to Ingram Street to Grand Avenue to Balboa Avenue to Garnet Avenue EAST: Interstate 5 South; to Laurel Street to 6th Avenue; to Interstate 5 South to B Street to 30th Street SOUTH: 30th Street to National Avenue to Beardsley, to Harbor Drive; The building offered must be of sound and substantial construction of the type generally recognized as Class A modern office building, must be altered to meet the Government's requirements. The building must also conform to the seismic requirements for new construction of the current (as of the date of this Solicitation) Edition of the Uniform Building Code (UBC) or the 1970 Edition if the lateral load resisting system is of steel construction or the 1976 Edition if the lateral load resisting system is of concrete or masonry construction. Lease Term: The space is required for 10 years, 5 years firm, with termination rights on or after the firm term, by the Government after giving 60 days notice in writing. Tenant: The Corporation for National Service (NCCC) Occupancy Desired: No later than 90 days after lease award. Unique Requirements: The NCCC is part of AmeriCorps a network of federally funded, national service program. The NCCC is a residential program that deploys over 250 Corps Members in teams of 12-14 to work on community projects throughout the western states. The Corps Members are not "at risk", they must pass a background investigation before accepted to the program. Expressions of interest should include all of the following: 1. Building name and address 2. Rentable square feet and rate per rentable square foot 3. Method of Measurement used to determine rentable square feet 4.
