Description
The Presidio Trust, a Federal government corporation, is soliciting proposals from qualified property management firms to manage non-residential buildings at the Presidio of San Francisco, San Francisco, CA. The Presidio is a National Park and a National Historic Landmark. Scope of services may include but is not limited to: (a) Provide day to day tenant management and tenant relations services; (b) Provide financial management, reporting and controls; (c) Coordinate management and maintenance of buildings including janitorial services, preventive maintenance, emergency and deferred maintenance; (d) Collect tenant fees including rent, utilities and work orders; (e) Prepare lease summaries, operating budgets and capital expenditure plans; (f) Prepare monthly management reports to include expense summaries, lease and occupancy status, budget variances and aging reports; (g) Enforce lease compliance and tenant rules and regulations including Trust guidelines and regulations per the Presidio life/safety, environmental and structural standards; (h) Review and coordinate billing for tenant work orders; and (i) Maintain tenant records. Contract will be awarded for one base year with four (4) option years. Minimum qualifications include: (1) Bay Area experience in operating and managing publicly-owned non-residential properties; (2) Current management of a minimum 2 million square feet of office/retail properties in the Bay Area and 5 million square feet of office/retail properties nationally; (3) Experience in managing various property types including office, retail, hotel and industrial; (4) Qualified personnel leading this project with minimum 10 years of property management experience; (5) Knowledge of applicable building codes and local construction costs; and (6) Experience in managing historic structures including familiarity with Section 106 of the National Historic Preservation Act and requisite review processes and procedures. Proposals will be evaluated based upon criteria set forth in the Request for Proposals (RFP), including but not limited to: Specialized Experience, Past Performance and Proposed Fee.
