Description

OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration is seeking to lease office and related space consisting of approximately 83,400 square feet of rentable space. Rentable space must yield 72,518 to 76,145 occupiable square feet of contiguous space, together with a minimum of 56 to a maximum of code ratio reserved parking spaces available for use by Tenant for personnel, furnishings, and equipment. Location: The building offered must be located within four (4) city blocks from the San Diego Federal Building located at 880 front Street, San Diego, CA and within the Central Business District (CBD) of San Diego, CA. The building offered must be of sound and substantial construction of the type generally recognized as Class A modern office building, must be altered to meet the Government's requirements. The building must also conform to the seismic requirements for new construction of the current (as of the date of this Solicitation) Edition of the Uniform Building Code (UBC) or the 1970 Edition if the lateral load resisting system is of steel construction or the 1976 Edition if the lateral load resisting system is of concrete or masonry construction. Lease Term: The space is required for 12 years, 8 years firm, with termination rights after the firm term, by the Government after giving 120 days notice in writing. The lease must be fully serviced. Tenant: United States District Court/Probation Office Occupancy Desired: No later than 120 days after delivery of GSA Government Approved Layout. Expressions of interest should include all of the following: 1. Building name and address 2. Rentable square feet and rate per rentable square foot 3. Method of Measurement used to determine rentable square feet 4.
