Description
Work includes all site preparation, protection, permits, and labor and services necessary for the completion of Phase I renovations for the Sewall-Belmont House, a National Historic Landmark, in Washington, DC. The project is of a historic nature and shall be provided according to the historic preservation requirements. Scope of work includes but is not limited to: replacement of existing HVAC system with a new four-pipe HVAC fan coil system, with selective demolition, cutting, and patching of the interiors, and electrical work as needed to accommodate the HVAC system replacement; installation of new sump pump system in boiler room; miscellaneous structural repairs involving replacement of rotted/termite-damaged wood framing members and a broken concrete floor slab in the first floor utility room; removal of existing roof system down to existing wood sheathing for inspection by Architect and Structural Engineer prior to instillation of new roofing materials to determine if repair or replacement of existing sheathing boards and framing will be required under a change of order to the contract; replacement of the existing metal and slate roofing, flashing, and wood trim at the main house and restoration of existing wood-framed dormers, removal and replacement of existing gutters and downspouts as indicated on the drawings. Work also includes Lead and Asbestos abatement. Also includes Bid Alternate #1, additional renovation work defined as restoration of South Fa ade including repairs and/or replacement and repointing of existing brick and stone trim, restoration of existing wood windows, including reconditioning of window hardware, restoration of existing front door, and replacement of sealants around window and door openings. Contract will be awarded in consideration of Lump Sum Price, construction schedule, ability of the accepted bidder to perform required construction on time and on budget, and terms and conditions contained in the bidders proposal for Phase I renovations. Award will be contingent upon receipt of all governmental approvals necessary to proceed with construction.
