Description
The United States Government desires to lease modern quality warehouse and office space with on-site reserved parking spaces within the delineated boundaries listed below for Dayton, Ohio. NORTH: US-35, SOUTH: I-675, EAST: I-675, WEST: I-75. The delineated area is bounded by US-35 (Passing through Dayton East to West), I-675 circling Dayton on the southeast, and I-75 on the West. A minimum of 200,000 to a maximum of 250,000 net usable BOMA square feet of warehouse, loading dock and office space with a minimum of 45 reserved on site parking spaces. New Construction or existing building warehouse space, SINGLE STORY BUILDING must consist of at least five (5) records storage bays each with a capacity of between 200,000 and 250,000 maximum cubic feet using 15-high shelving with associated offices loading docks and mechanical spaces. The facility must have Class A/B office area attached to the new or existing warehouse. The office space must consist of approximately 2,500 to 3,500 net usable square feet of office and related space. The facility must have a primary freight dock of at least 1,800 net usable square feet with a dock office of approximately 100 net usable square feet, and a charging station of approximately 100 net usable square feet of space. The space must be in compliance to meet the Federal Government's standards, along with Fire Safety and Handicapped Accessibility, along with local code, whichever is more stringent. The space can be altered to meet the Government's space requirements. The successful offeror will be required to provide proof of ownership of the building or the suitable site. Offerors must provide all required services, utilities, and maintenance over the life of a 20-year lease with a minimum of 15 years firm term. A minimum of 40% partial occupancy is required by July 1, 2002, and total 100% occupancy is required on October 1, 2002. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's = ownership.
