UNITED STATES GOVERNMENT Seeks Office and Related Space REQUIREMENT: The General Services Administration is seeking to lease approximately 40,000 BOMA rentable square feet of contiguous office and related space with 21 structured inside, secured parking spaces in the City of El Centro, California. The rentable space must yield a minimum of 32,977 ANSI/BOMA usable square feet to a maximum of 34,626 ANSI/BOMA usable square feet for use by the Government Tenant for personnel furnishings, and equipment. The offered space should be new construction located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. ACCESSIBILITY REQUIREMENTS: Buildings to be newly constructed must fully meet the new construction requirements of ADAAG and UFAS. Where standards conflict, the more stringent shall apply. Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Buildings to be newly constructed must fully meet the current edition of the UBC. Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". UNIQUE REQUIREMENTS: Building should permit a minimum 100-foot set back from all public access roadways, public parking or other structures. However, if a site cannot accommodate the 100-foot set back requirement but is otherwise acceptable, the building will require a stronger, blast-resistant construction. LEASE TERMS: Fifteen (15), Ten (10) years firm. Occupancy is desired before July, 2003. LOCATION: Offered properties must be located within the following delineated area: North: West Aten Road South: Danenburg Road West to 4th St, then South on 4th to West Horne Road, then West on West Horne Road to 8th Street, then North on 8th Street to I-8, then West on I-8 to the El Centro City Limits East: RailRoad Tracks West: El Centro City Limits Expressions of Interest should include the following: 1. Building name and address 2. 1/8? scale drawing of the space(s) being offered 3. FSG rentable rate per square foot 4. Method of measurement used to determine rentable square feet 5.
