Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 10,350 rentable square feet yielding between 9,000 and 9,900 usable square feet of contiguous office and related space in Hamilton, Ohio. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Forty-five (45) on-site parking spaces are required for visitors and employees LOCATION: Offered properties must be located within the area of Hamilton, Ohio within the following delineated area: NORTH -- Village Street to Heaton Street to Route 4 to Milliken Road, SOUTH -- Symmes Road to Seward Road, North Smith Road to Becket Road, EAST -- Becket Road North to Tylersville, Tylersville West to 747, 747 North to Milliken Road, WEST -- Great Miami River. After an on-site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. REQUIRED: Existing, proposed, and new locations will be considered. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Offered space must meet U.S. Government fire safety requirements and handicapped accessibility standards. Space must be ready for occupancy by August 2002. LEASE TERM: Term is 20 years, 10 years firm, with the Government having cancellation privileges, after 10 years.
