- Flyer for Lakeland, FBI - Complete and return to Mary Nix if you have a building to offer UNITED STATES GOVERNMENT Seeks Leased Office Space Lakeland, FL The United States Government seeks to lease office space of approximately 6,555 Rentable Square Feet (RSF) yielding 5,700 ANSI/BOMA Office Area Square Feet (OASF) in Lakeland, FL, within the following Delineated Central Business Area: North - Memorial Blvd. South - Edgewood Blvd. East: Bartow Hwy; US Hwy. 98 West: Harden Blvd; Skies Blvd; Kathleen Road The proposed lease term is for fifteen (15) years with ten (10) years firm term. Contiguous space on one floor is required. Second floor space or above is required and must be sprinklered (existing buildings not sprinklered will be acceptable provided sprinklers are installed prior to occupancy). Building or site offered must have a minimum 20 ft. setback from the street. Space on the roof for two antennas is required. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space must not be located near hazardous or low risk facilities such as service stations, fuel storage and chemical manufacturing facilities, daycare, schools, hospitals, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. A minimum of 8 reserved on-site parking spaces are required. Space must be ready for occupancy no later than April 1, 2011. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
