Description
The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 6,183 Rentable Square Feet in Fairview Heights, IL. The Government is seeking space on the second floor or above and not located on the top floor where there is possible access into the space. The space must also have the potential for efficient layout. The space must yield approximately 5,377 to 5,698 ANSI/BOMA Office Area (previously Usable) Square Feet. The Government currently occupies existing space and is interested in considering alternate space only if it is economically advantageous. This economic determination will include the cost of move, alterations, internal material handling, internal operations, etc., when deciding whether it should relocate. The Government will require fifteen (15) secured parking spaces. Preference will be given to covered and on-site with secure fencing and controlled access. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North: Milburn School Road East: Old Collinsville Road South: Lincoln Highway West: North Illinois Street The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The following are unique requirements for the space: • No Federal, State, local government or private firms involved with criminal elements, immigration, or social services can be located in the building; • Building entrance cannot be within 1,000 feet of any school, church, daycare center, clinics, night clubs, bars, power plants, electric transformers, or any other like facility. • Building cannot be located near an airport, radar dish, or in a flight path. • Building cannot have public parking beneath or within the facility. • Building cannot be in a flood plain or high crime area. • Building cannot have public or metered parking in-front, behind, or next to the building. Daytime cleaning shall be provided. • Outside roof space for a 22 foot tall antennae may be required. Space must be ready for occupancy no later than December 1, 2011. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Location of space in the building and the date it will be available • Floor plan of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or REPS - their authorized broker representative for CB Richard Ellis.
