Description
The General Services Administration seeks to lease space consisting of approximately 17,605 rentable square feet yielding 15,335 ANSI/BOMA usable square feet of office and related space. The Government will consider moving from its current space if it is economically advantageous to do so. Space must be located in a prime commercial office district with attractive, prestigious surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. On-site parking for a minimum of 2 government vehicles is required. The parking area should be secure and adequately lit. Any parking garage must be in, connected to or adjacent to the building. Buildings offered for consideration must be of sound and substantial construction. The offered space must meet the Architectural Barriers Act Accessibility Standard (ABAAS) requirements. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The offered space must meet the most recent edition of the building and fire code of the local jurisdiction in which the building is located or NFPA 101, Life Safety Code, whichever is more stringent. The lease is to be fully serviced. All services (janitorial, etc), supplies, utilities and tenant alterations are to be provided as part of the rental consideration. All space should be contiguous on one floor. The offered space must have access 24 hours a day, 7 days a week, including holidays. DELINEATED AREA: Space must be located within the CRAG area or in the area extending Northwest within the following boundaries: North: Beginning at Medical Dr. and Fredericksburg Rd. go North to Horizon Hill and then south to Callahan follow Callahan until it ends at Vance Jackson. East: Beginning at Vance Jackson go south east to Jackson Keller, go south east to San Pedro Ave., to the CRAG area. South: CRAG area West: Fredericksburg Rd. LEASE TERM: The proposed lease is for 10 years, 5 years firm and should be fully serviced. Space must be ready for occupancy no later than October 1, 2010.
