- Combined Synopsis/Solicitation Notice/AdvertisementVA-262-09-SFO-0012 ***Due Date for SFO No.: VA-262-09-SFO-0012 is hereby extended to February 15, 2010, 2:00 PM, PST*** The Department of Veterans Affairs (VA) seeks to lease up to approximately 15,600 BOMA usable square feet of space to be used for its personnel, equipment and furnishing in the City of Long Beach, California. Space must be contiguous, on one floor, and yield a minimum of 14,000 BOMA usable. Lease term is five (5) years firm with one five (5) year option period. Estimated occupancy date is the earlier of June 30, 2010 or upon substantial completion of tenant improvements. Space must be within the following delineated area: South - East and West Broadway; East - 710 Freeway/W. Shoreline Dr.; North - West and East Shoreline Dr.; West - S. Pine Ave. In addition to the rental consideration; the Government will also factors in tenant improvements and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. Note: The Government will pay no more than the appraised fair market rental value for the space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than February 10, 2010; 2:00PM PST.
