Description
The General Services Administration (GSA) is interested in leasing approximately 2,500 rentable square feet of space in New Bern, North Carolina. The rentable space shall yield a minimum of 2000 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 5000usf ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. The lease must be a fully serviced office. This space is required no later than July 1 st, 2010. The lease term is for five years (5 years), (3) years firm. GSA may terminate this lease in whole or in part after the firm term on thirty (30) days' written notice to the Lessor. Buildings must be located in the New Bern Central Business District. Buildings which face and have street addresses on the boundary streets are deemed to be within the New Bern Central Business District. Unique Requirements Overview: The Government Tenant Agency requirement is for contiguous space ideally on a second floor or higher for maximum operational needs. Space on first floor will be considered only when no other space is available. Location shall embody a professional office image. The Government reserves the right to reject space adjacent to or in the immediate vicinity of railroad tracks, industrial/warehouse sites, hazardous material storage facilities etc. Public transportation must be identified and available within a three (3) block radius. The Agency requires 2 reserved parking spaces. Facilities that provide underground parking should have access control to tenants only. No sub-leases.
