- Revised Delineated Area - 10.25.2010 U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 29,035 RSF (25,248 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE TAMPA AREA AS HEREINAFTER DESCRIBED. Space must be located within the revised delineated area below: DELINEATED AREA: North: Linebaugh Ave to Busch Boulevard South: W Kennedy Boulevard East: Nebraska Avenue West: Veterans Expressway Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space on one contiguous block is preferred but not required. On-site parking must meet or exceed local code. Site shall offer 3 secure parking spaces for Government vehicles. An additional 100 parking spaces for employees and visitors are required onsite or within a walkable ¼ mile. The location should be accessible by public transportation and be in close proximity to retail amenities, including hotels and restaurants. Occupancy is required on or before July 17, 2011. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. The Government cannot be located in a building where alcoholic beverages are served nor can they be collocated with drug rehab or confinement facilities. The space must conform to the Anti Terrorism Force Protection Requirements as outlined in UFC 4-010-01, 8 Oct 2003, United Facilities Criteria (UFC) DoD Minimum Antiterrorism Standards for Buildings. To submit a location for inspection, please forward information by 5:00 PM EST on November 10, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 0FL2138. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
