- 0TX2047 DELINEATED AREA The United States Government seeks to lease first class, modern contiguous office and office related space in Houston, TX. • The space offered should consist of approximately 9,440 Rentable Square Feet and must yield 8,209 ANSI/BOMA Office Area Square Feet • The proposed space must be within the area defined in the attachment to this pre-solicitation: • Free-stand buildings must have a minimum of 20 feet of set-back from trafficked areas and other buildings; • Not to be located within 200 yards of a school, park/playground or place of worship • If space is above 1st floor, the elevator service shall consist of a minimum of two (2) accessible elevators to the proposed space. One accessible elevator may serve as a freight elevator; • All space must be contiguous on one floor. Subleases are not acceptable; • A secure, reserved parking area must be provided for thirty-six (36) parking spaces onsite and close to the proposed premises; • The proposed space must be ready for occupancy no later than April 1, 2012; • The building must meet or be capable of meeting Government requirements for Security, Fire Safety, and Architectural Barriers Act Accessibility Standard ("ABAAS"); • The building must be located outside of any 100-year floodplain; • All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. THIS IS A FULL SERVICE LEASE; • The proposed lease is for ten(10) years, five (5) years firm; • Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. Interested parties are to contact the broker and may submit pertinent information no later than 5:00pm CST on November 19, 2010 to the GSA's representative, Robert L Moody, AmeriVet Real Estate Services, Inc. Please reference Project Number HOUSTON 0TX2047. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: A. Agents must provide written authorization to represent buildings ownership; B. Building name and building address; C. Building ownership information, including contact information for Owner or Authorized Agent; D. Floor plan of proposed space; E. Rentable square feet available; F. ANSI/BOMA Office area square feet and the Common Area Factor; G. Date of space availability; H. Available parking and a detailed Site Plan showing available parking; I.
