The Government is seeking to enter into a lease for space meeting the following requirements: City, State: St. Louis, MO Delineated Area: NORTH: Page Ave. EAST: Skinker Pkwy. to Delmar Blvd. to Hamilton Blvd. SOUTH: Forest Park Pkwy. WEST: 170 Hwy. See Map Attached Minimum Sq. Ft. (ABOA): 11,598 ABOA sf Maximum Sq. Ft. (ABOA): Space Type: OFFICE Parking Spaces (Total): 57 Parking Spaces (Surface): 57 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space must be contiguous on one floor, and located on the ground level Space configuration shall be conducive to an efficient layout, including minimum column spacing of 20' Center-to-Center On-site parking will be in accordance with local ordinance. A total of 57 spaces for employees and visitors must be available on-site or within a 2 block radius. Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers.
