General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle� Delineated Area: North:� Aurora Ave N to NE 45th St to 25th Ave NE East:� 25th Ave NE to Montlake Blvd E to 24th Ave E to 23rd Ave E to I-90 South:� I-90 to Edgar Martinez Drive S to South Atlantic St to Elliot Bay West:� Elliot Bay to 15th Ave W to (W Nickerson St to 11th Ave W to) W Ewing St to Ship Canal Trail to Aurora Ave N Minimum Sq. Ft. (ABOA): 115,074 Maximum Sq.Ft (RSF): 139,000 Space Type:� Office - 61,976 ABOA SF Lab - 33,249 ABOA SF Wareyard - 450 ABOA SF Light/industrial - 19,397 ABOA SF Parking Spaces (Total): 21 Parking Spaces (Surface): 0�� Parking Spaces (Structured): 21 Parking Spaces (Reserved): 21� Full Term:� 20 years Firm Term:� 20 years Option Term:� 0 years Additional Requirements: 24 Hour Access to a freight elevator and loading dock. The freight elevator shall be rated at 5,000 lbs, have a minimum ceiling height of 8�-0�, a minimum width of 8�-4� and a minimum depth of 10�-0� and shall be located near the building loading dock. � 5,551 ABOA SF shall be located on the ground floor. An additional 6,086 ABOA SF of space located on the ground floor is preferred, but not required. 800 ABOA SF of secured bike storage (existing or available for buildout). The building shall be able to accommodate a generator. � Hazardous materials will be used by the Government tenant for typical lab use.� Please request the list of materials from the LCO for more detailed information. The ability to exhaust gas from a fume hood. In addition to the parking requirement above, sufficient public parking must be located within a walkable 2,640 feet of the employee entrance of the offered Building.�� Light rail or bus rapid transit stop shall be located within a safely accessible, walkable 2,640 feet from the principal functional entrance of the building.� Building should be located within a safely accessible, walkable 2,640 feet from a variety of amenities such as: restaurants, retail shops, cleaners, and banks.���� � Offered space must meet Government requirements contained in both Prospectus PWA-01-SE23�and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance formerly referred to as �100-year� flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the pre-solicitation notice.
