- The General Services Administration (GSA), Public Buildings Service (PBS), Region 8, Office of Acquisition Management Capital Program is conducting market research and is seeking competent and qualified construction firms to provide Design-Bid-Build (DBB) services for the replacement of storefront and windows at Building 25 of the Denver Federal Center (DFC) in Lakewood, Colorado. This project will replace window units with a minimum of a 3-pane system and incorporate Low Embodied Carbon (LEC) fixed glazing. GSA is seeking highly qualified firms with experience in the following: Curtain wall and/or window replacement.� The magnitude of construction is estimated to be between $5,000,000 and $10,000,000. Description of Work: Building 25 is one of the highest rated spaces on the DFC, equivalent in some respects to class A space in the private sector. This two-story brick office and laboratory facility has multiple space categories, with office space being the majority of 207,024 GSF. There is also laboratory space of 36,723 GSF, an auditorium, a health unit and light industrial space. Constructed in 1941, it was initially a part of the munition facility, and then converted into an office building and laboratory space after the war. A major renovation of the building was completed in July 2004, and the building systems were modernized, and floorplans were rethought and changed. It continues to serve as primary office space and laboratory space on the northeast side of the Denver Federal Center and represents one of the DFC�s best classes of space available. The primary aspect of this project for Building 25 is to replace approximately 4000-6000 square feet of window units with a minimum of a 3-pane system and incorporate Low Embodied Carbon (LEC) fixed glazing. The replacement of the windows will involve the removal of the entire existing units, limited demolition of the existing building envelope, installation of new structural framing in various locations and finally installing the new curtain wall framing / glazing system.��� Individual window replacement has been on-going but many single pane windows remain. Many of the windows have been replaced with storefront systems and double low?E glazing. There are random pockets of single pane windows throughout the building and at times are adjacent to double?pane windows. The window types vary in size and configuration, such as punched openings, storefront, and window/spandrel combination units. This project is funded by the Inflation Reduction Act (IRA). Low-embodied carbon material requirements are governed by the funding law and can be found here: https://www.gsa.gov/real-estate/gsa-properties/inflation-reduction-act/lec-program-details/material-requirements� The contractor will be responsible for meeting these material requirements as well as providing the required documentation and budget management for reporting requirements.
